Job Description

We are seeking a dynamic and experienced Lease Manager to join our team and oversee our real estate portfolio. In this role, you will be responsible for negotiating and managing leases for our stores, ensuring optimal locations and lease terms. We are looking for a highly organized and detail-oriented individual with a background in real estate and a passion for fashion.   1. Negotiate and manage leases for H&M stores globally, ensuring optimal locations and lease terms.
  2. Conduct thorough research and analysis to identify potential store locations and negotiate lease agreements that align with H&M's sustainability and diversity values.
  3. Develop and maintain strong relationships with landlords, brokers, and other real estate professionals to identify new lease opportunities and negotiate favorable terms.
  4. Collaborate with cross-functional teams to understand the needs and requirements of each store location and ensure that lease agreements meet those needs.
  5. Monitor and track lease expirations and proactively negotiate renewals or relocations as needed.
  6. Oversee lease administration, including reviewing and approving lease documents, tracking rent payments, and ensuring compliance with lease terms.
  7. Conduct regular market analysis to stay updated on real estate trends and pricing, and make recommendations for cost-effective lease solutions.
  8. Manage lease budgets and expenses, and provide regular reports to senior management.
  9. Stay up-to-date on industry developments, laws, and regulations related to real estate lease agreements.
  10. Represent H&M in a professional and positive manner in all lease negotiations and interactions with landlords and other real estate professionals.
  11. Maintain accurate and organized lease files and documentation.
  12. Train and mentor junior lease managers as needed.
  13. Collaborate with other departments, such as legal and finance, to ensure lease agreements are in compliance with company policies and procedures.
  14. Act as a brand ambassador for H&M, promoting our commitment to sustainability and diversity in all lease negotiations and interactions.
  15. Continuously identify and implement process improvements to streamline lease management and optimize efficiency.
